Purchasing a home during Covid-19 with record low interest rates sub 3% in the hottest market (SoCAL) in America can be DIFFICULT; if your agent isn't Joseph Guerrero! In following Joe on Instagram I saw his daily work routine. It was his work ethic that "SOLD" us on using him as our agent. I shared with Joe in late 2020 that summer of 2021 would be the timeline for us to purchase. Joe asked me questions, he asked what we wanted, and he assured me that unless we chose to purchase sooner he wouldn't pressure us to make any moves prior to our timeline. In early February Joe set up a portfolio for us, he sent me houses that matched what I was looking for. He then asked to show me houses to dial in what things my family HAD to have and what things we could do without. Now I must admit I thought in going to look he might try to push me in February, but he didn't. He truly gathered more information. Pointed some things out to me and made some suggestions. After we saw those first few homes in person he was able to really dial in what we wanted and sent me listing as they came in. He always assured me, if I want to see them I can but no pressure. He kept me updated on the market. He gave me tips and helped me along the way. He really held my hand in the process which was awesome. He was patient when myself or my wife ran a little late for an appointment. He was patient when we didn't have a sitter and our almost 2yr old would get fussy. Always understanding and willing to help. Before we knew it we started submitting offers on OUR terms. Joe gave me tips on how to make our offer stand out. The funny thing is we were always in the top 3 offers, and more often than not the top offer but the sellers kept choosing cash offers. At one point I wanted to throw in the towel. Joe said if you want we can wait take some time and let me know. Again never too pushy. We finally came across OUR home. It was like a movie, everything was coming together, and I think we all knew this was the one long before offers were submitted. Our offer was accepted!!! Now at this point Joe could have gone into autopilot, but he didn't. He kept working for my family and he got out closing cost covered by the seller. In this market that is the world. Joe kept us up to date on all important dates. Provided us with info to make the transition smooth and before we knew it we had keys. We highly recommend Joseph!! My fiancé and I finally got our dream home thanks to him! I just closed escrow on my dream building and soon to be salon all thanks to Joseph. He was extremely patient with all the showing involving the different buildings I was interested in. He was easily accessible whenever I had any questions, didn’t matter what time of the day. He was even able to get me the commercial building for 75k UNDER asking price! 100/10 for Joe! Not only was he EXTREMELY communicative with us but went above and beyond to get us the best deal. We were so comfortable in having him just take the wheel steer the whole thing. I want to start by thanking Joe for helping me with my purchase and becoming a home owner.My coworker introduced me to Joe after he purchased a home using Joe. I had some ideas of what I wanted in a home and Joe was able to show me properties that matched. Never pushing me into the wrong home, but instead pointing out, hey remember you said you wanted xyz so don't settle. In this market it was tough and at times I wanted to give up. Joe kept sending me properties and when I was unavailable he even took my mom to open houses. Finally we found my home! We submitted a competitive offer and beat out the competition! The work was not over. Joe continued to stay by my side and even went on my behalf to meet with the owner and get codes and login type of info. My husband and I were starting get serious in finding our next home! As soon as we came across Joseph, he immediately went to work for us! He is very organized and communicates well and was always keeping us in the loop of new homes on the market and scheduling tours for us. He was always on time and is very flexible with scheduling times and days to view homes. Once we found the house we wanted, he was able to get our offer accepted with multiple offers on the table!
